Diuna, previously known as Marynarska Business Park, located in Warsaw's Mordor, underwent a significant transformation. A huge concrete parking lot was transformed into a public park with dunes and a stream. Final finishing work is currently underway throughout the entire investment. Diuna was opened in 2008 and reflected the typical features of its era and location - the rough character of Warsaw's Mordor. Over time, the complex stopped attracting tenants and investors. Ultimately, PineBridge Benson Elliot and Syrena Real Estate companies decided on a thorough modernization to adapt the office park to current market standards.

As part of the modernization, the company developed its own program, which covered three main areas: external areas and the surroundings of buildings, entrances to four office buildings, and improvements in building systems. As a result of the modernization, many solutions were introduced that significantly improved the efficiency of building systems, such as ventilation control adapted to carbon dioxide concentration, VAV ventilation systems, and air flow control. In place of the former concrete parking surface of 6,000 square meters, an area with 50 trees and 96 species of shrubs was created. This vegetation, consisting of native species, plays an important role in projects implemented with sustainable development in mind, as it efficiently humidifies the air and lowers the temperature in the complex.
