Mennica Towers Fully Leased. Final 4,000 sqm Agreement Signed
Mennica Towers has achieved 100% commercialization level. At the end of 2025, a lease agreement was signed for the last available space, covering over 4,000 sqm, definitively closing the leasing process for the entire complex. Colliers was responsible for commercializing the facility.Full occupancy coincided with Mennica Towers entering a new phase of operation, marked by a name change and implementation of a new development strategy. Signing the final agreement confirmed the attractiveness of the complex for tenants seeking a prestigious location, modern architecture, and high technical and environmental standards.Located on Prosta Street in Warsaw's Wola district, the complex consists of two buildings offering a combined over 65,000 sqm of office and retail-service space. The characteristic architecture by Goettsch Partners and BREEAM Excellent and LEED Platinum certificates strengthen Mennica Towers' position as one of the most recognizable and fully leased office addresses in central Warsaw.
Olivia Centre had its best year in its history
2025 was one of the best years in the history of Olivia Centre. The complex rented a total of 46,000 m² of office space, acquired 18 new residents and maintained 95% occupancy level despite a challenging market situation. The dominance of lease renewals, including two of the largest office transactions in the Tri-City, confirmed strong business confidence in the stability and quality of Olivia Centre's ecosystem. In parallel, the mixed-use function of the complex developed dynamically. O4 Coworking recorded the best results in its history, attracting new companies and hundreds of employees, and a high level of customer satisfaction confirmed the brand's strong position. The event offer, community projects and initiatives integrating the resident community were also intensively developed. A record year was also recorded by Olivia Star Top, which was visited by nearly 250,000 guests, and the space became one of the most important event and gastronomic locations in the region. Successes of restaurants awarded in Michelin Guide and Bib Gourmand guides, high attendance and an intense event calendar confirmed that 2025 was a time of clear strengthening of Olivia Centre's position as a market leader in Northern Poland.
Thea became new tenant of Warsaw office building LIXA C
Thea is an independent, family-owned pharmaceutical company specializing in research, development and commercialization of ophthalmology products. The new office of Thea Poland will be created in the Warsaw office building LIXA C and will be arranged on almost 1,000 square meters of functional office space on the first floor of the building.The LIXA C office building is located near Ronda Daszyńskiego, on the eastern side of the LIXA City Gardens passage. The facility offers approximately 19,400 square meters of modern commercial space and was handed over for use at the beginning of 2022.The LIXA complex is five office buildings with a total area of 77,000 square meters, designed by the HRA Architects studio. The investment is being realized in accordance with the sustainable development strategy of Yareal Polska and includes the use of ecological materials, renewable energy sources and more than 5,500 square meters of green areas, including patios and terraces.
Local government purchased office building in Łódź for 160 million zlotys
Skanska sold the second phase of the Brama Miasta office complex in Łódź to the Government of Łódź Voivodeship for 160 million zlotys gross, of which the transaction value recorded by Skanska Commercial Development Europe amounted to 130 million zlotys net. The second phase of the project comprises approximately 14.5 thousand square meters of modern office and retail space, and the sale also included complete interior finishing. The building stands out with a public patio with amphitheater-style stairs and convenient location near the railway station, bus station and tram lines.Brama Miasta is one of the symbols of New Łódź Center. The characteristic corten facade - rusty steel finish - refers to the industrial history of the city and is well visible from the Łódź Fabryczna station. The entire complex consists of two buildings that together offer approximately 44 thousand square meters of rental space, making it an important point on the city's office map.The investment has a LEED Gold environmental certificate and the title "Barrier-Free Object", confirming the adjustment of space to the needs of people with disabilities, seniors and families with children. This is an example of the implementation of universal and inclusive design, combining modern office standards with care for accessibility and sustainable development.
South Korean state bank opened its headquarters in one of Warsaw's most recognizable skyscrapers
In the iconic Warsaw Trade Tower in the heart of the capital, the Polish office of The Export-Import Bank of Korea (KEXIM), a state financial institution from South Korea, was opened. The new office is to support the activities of Korean companies in Central and Eastern Europe, including Poland, Czech Republic, Slovakia, Hungary and Ukraine, as well as participate in projects related to the reconstruction of Ukraine. In the rental process, the bank was represented by the advisory agency Itra Polska.The Export-Import Bank of Korea (KEXIM), founded in 1976, serves as the state development bank and official export credit agency of South Korea. The institution plays a key role in financing foreign trade and investments, supporting the global expansion of Korean enterprises in sectors such as infrastructure, energy and maritime industry. The opening of an office in Warsaw highlights the growing presence of Korean companies in the Polish market – both in industry and finance.Warsaw Trade Tower, KEXIM's headquarters in Poland, is one of Warsaw's most recognizable skyscrapers. Sky Tower Gained a Major Tenant as Part of the Largest Office Transaction in Recent Months
The group of tenants of the office part of one of the most recognizable buildings in Wrocław – Sky Tower – is expanding with REX Concepts, a leader in the quick-service restaurant (QSR) market in Poland, the Czech Republic, and Romania. Sky Tower is a modern mixed-use complex offering over 28,500 m² of class A office space. Located on Powstańców Śląskich Street, it is one of the most characteristic points on the map of Lower Silesia's capital. The new tenant of the office part of the building is REX Concepts, the main franchisor of Popeyes and Burger King brands in Central and Eastern Europe. The signed agreement is the largest office transaction at Sky Tower in recent months. The company's employees will move into the office building in the fourth quarter of 2025, and CBRE advised them in the process of selecting the location.
New skyscraper in Warsaw – construction completed
Construction of Ghelamco's flagship investment – The Bridge office complex in Warsaw – has officially come to an end. The modern 174-meter-high skyscraper with 42 floors, connected to the restored building of the former "Bellona" Publishing House, has received a permit for use. Final finishing work is currently underway in common areas and tenant space decoration. On the former construction site, work has begun to restore a fragment of Plac Europejski, which will return in a refreshed, more attractive form.The Bridge is not only a new dominant feature of Wola, but also an example of successful combination of modernity with history. The glass silhouette of the skyscraper contrasts with the brick facade of Bellona, preserving classical architectural details such as colonnade, ashlar or stucco. The monumental, 18-meter hall connecting both buildings was finished with marble, concrete and wood, enriched with green walls and a panoramic elevator. The original character of the interiors was preserved in the former Bellona building, and a memory of the past of the place is the restored printing machine, exhibited in the new atrium.Ghelamco's investment sets new technological and ecological standards. The Bridge will be fully energy-neutral, powered by clean energy and managed by an advanced BEMS system. It has SmartScore and WiredScore certificates at the platinum level, and several more are in progress: WELL, BREEAM and others. The complex offers, among others, modern vacuum drainage systems, contactless technologies, infrastructure for cyclists and a unique amenity – a bicycle hoist. The total office area is over 54,000 m², of which 49,000 m² is allocated to the skyscraper and over 5,000 m² to the restored Bellona building.
Warsaw office building acquired by Polish investor
Octava Property Trust fund sold the Lighthouse office building located at ul. Puławska 435A in Warsaw. The buyer was an investor with Polish capital. Lighthouse is an intimate office building with a rental area of approximately 6,300 sqm, commissioned in 2001. The building is located directly at the junction of the S2 ring road, which ensures convenient access both by car and by public transport. The building maintains a high occupancy rate, making it an attractive investment asset. The transaction is part of a broader trend of increasing investment activity among investors with Polish capital in the commercial real estate market. In the first quarter of 2025, they accounted for 34% of transactions and 17% of their volume, focusing mainly on smaller objects generating stable cash flows such as older office buildings, shopping parks or standalone retail properties.
New skyscraper growing in the center of Warsaw offering, among others, external terraces and panoramic elevators
The most important phase of construction of the multifunctional Upper One complex has begun, whose dominant feature will be a 34-story office tower 131 meters high. The investment is being built at al. Jana Pawła II 23 in Warsaw. For the last 20 months, the underground section has been under construction, using over 11,200 m³ of concrete and 1,500 tons of reinforcing steel, much of which is from recycling. The developer, STRABAG Real Estate, began construction of the above-ground section, which will take at least 21 months and will be conducted using traditional technology. Selected hotel elements, such as 362 fully equipped bathrooms, will be created in prefabrication and delivered to the construction site as finished modules. As part of the project, a 17-story hotel will also be built under the The Cloud One brand - the first such facility in Warsaw. Upper One will be distinguished by modern solutions, such as three external terraces with a total area of 400 m², located on the highest floors and intended only for tenants. The tower will be equipped with eight Double Deck elevators, including five panoramic ones. The construction site uses eco-friendly solutions - the workspace is powered by photovoltaic panels with a capacity of almost 47 kWp, which cover more than half of its energy consumption. Completion of the investment is scheduled for 2027.
Sky Tower Attracts New Tenants
At Sky Tower, new rental agreements were signed, covering a total of over 1,000 sqm of modern office space. Among the tenants were both new companies and existing building users. Sky Tower is undergoing a number of changes aimed at raising the standard of office spaces. Recently, flexible office modules have been introduced, the appearance and functionality of common areas and the reception have been changed. Additionally, tenants have been given access to the observation deck. The improvements made and planned address current user needs and increase the attractiveness of the building.
