On the fourth floor of building B, it rented over 1.14 thousand m² of office space, designed according to a hybrid work model. In negotiations and signing the agreement, concluded for nearly six years, Colliers advised. Oxygen Park is a modern facility located at Alejach Jerozolimskich, in the business center of Warsaw. The complex consists of two six-story buildings with a total rental area of over 18,000 m², offering flexible office spaces adapted to the needs of demanding tenants. A green patio, relaxation zone and BREEAM certification at the Very Good level emphasize the pro-ecological character of the investment. Oxygen Park tenants have at their disposal a rich infrastructure, including a canteen, service points, 162 parking spaces, bicycle racks and locker rooms with showers. The complex, designed by JEMS Architekci and handed over for use in 2013, offers modern solutions that combine comfort with functionality.

The transaction was finalized for approximately 32.5 million euros plus VAT, and the new owner of the property became Maggiora from Warsaw. The building, being a fully rented facility, was considered an attractive investment. The agreement also included the right of ownership of the land, related movables and specific obligations of the seller towards the tenants.Payment for the property was divided into two parts: 90% of the price was paid at the time of signing the agreement, while the remaining 10% will be paid within 12 months, with interest accrued at a rate of 8.5% per annum. Echo Investment agreed to carry out interior finishing work in the building and cover costs related to periods of no rent and rent reductions for current tenants. Additional agreements included guarantees of quality and securing future rent for not yet rented spaces.The sale of the React office building fits into Echo Investment's strategy, which assumes the disposal of ready and rented office facilities. Through this transaction, the company strengthens its position in the commercial real estate market in Poland, while achieving its financial and operational goals.

The building is distinguished by the use of sustainable solutions, such as 100% green energy supply, orangeries and green loggias on each floor, as well as a roof terrace. Office House meets the highest standards of environmental certification, including BREEAM "Outstanding".Construction of Office House is entering the finalization phase, with facade assembly completed and finishing work underway. In parallel, the first residential building of the Towarowa22 complex is being implemented, offering luxury apartments under the Archicom Collection brand. Subsequent phases of the project, planned for 2025, will contribute to the creation of a modern, multi-use urban space.

A cafe combined with a confectionery will be created on the ground floor of the office building, specializing in fluffy Japanese-style cheesecakes. This is the first such network in Poland, which is opening its flagship location right here in Poznań. Okrąglak, designed by Marek Leykam, was built in the 1950s as a department store, being one of the symbols of the post-war reconstruction of the city. Over the years, the building underwent a general renovation, which not only refreshed its appearance, but also gave it new functions, transforming it into a modern office building. Thanks to this, the building still remains an important point on the map of Poznań, combining history with modernity. Savills, which mediated the transaction, emphasizes that the choice of Okrąglak as the location for the cafe was a conscious decision. The unique history and architecture of the building fit perfectly with the character of the brand, and the new cafe will further enrich the gastronomic offerings in the city center.

The tower, located in the city center at Daszyńskiego Roundabout, offers 59,800 m² of premium office space and meets the highest environmental standards, confirmed by BREEAM Outstanding and WELL Core v2 Platinum certificates. Warsaw Unit is fully leased by prestigious tenants, such as Amazon, Moderna, CBRE and Panattoni, and generates annual rental revenues at the level of 18 million euros. The building, completed in 2021, also houses the main headquarters of Warta. The average remaining lease term is 5.1 years, which underscores its stability and investment attractiveness. The acquisition was financed from existing cash funds, a green bank loan of 168 million euros and the issuance of new Eastnine shares. The transaction resulted in an increase in earnings per share from property management of 18%, to 0.32 euros, while increasing the debt-to-property value ratio (LTV) to 50%. The acquisition of Warsaw Unit is an important step in Eastnine's strategy, which emphasizes the attractiveness of the Warsaw office market in the context of Europe.

The project, prepared by the Polish-Belgian Architecture Office PROJEKT, is distinguished by advanced technology and ecological solutions - the building is fully powered by clean energy. One of its main advantages is the event space with the glazed Skyfall Warsaw viewing terrace and a kinetic facade inspired by a dragon scale, responding to wind gusts. The tower is fully leased, and among the tenants are Warta, Moderna, CBRE, Stryker, Amazon, OmniOffice and Imperial Tobacco. Eastnine AB, the new owner of Warsaw UNIT, specializes in modern, sustainable office properties in key locations in Poland and the Baltic countries.
