Office Complex Sold in Warsaw
Revetas Group sold a Class A office complex – Trinity One, which entered the portfolio of Longvilliers. This transaction enriched the Warsaw office market. Trinity One, located at Warsaw's Służewiec Przemysłowy at the intersection of Domaniewska and Suwak streets, offers 19,820 m² of office space distributed over seven floors in three connected towers. Users have access to a three-level underground parking lot and ground-level spaces, accommodating a total of 727 vehicles. Avison Young represented the seller as the exclusive broker, supported by legal advice from DLA Piper law firm, while the Polish DMS law firm handled the buyer. Revetas, as an investment advisor and property manager with offices in London, Vienna and Luxembourg, serves institutional clients, pension and capital funds, fund managers, family offices and wealthy individual investors, focusing on delivering high returns with optimal risk management.
CitySpace Novo Opened in Prestigious Location in Warsaw
CitySpace, one of the leading operators of flexible office spaces in Poland, opened its fifth location in Warsaw on October 14, 2024. The new center, named CitySpace Novo, is located in the Nowogrodzka Square building, just a few minutes from the Central Railway Station and the business district in Midtown. The investment, with an area of 2,500 sqm, offers 327 workstations in dedicated offices and over 30 spaces in coworking areas.CitySpace is intensively developing its presence in regional markets such as Wroclaw, Lodz, and Katowice. Grundmanna Office Park A in Katowice ready for use
Cavatina Holding obtained a permit for the use of Grundmanna Office Park in Katowice. Building A, providing almost 21 thousand sqm of office space and about 1 thousand sqm of service space, is the developer's second investment in the city. This strengthens Cavatina Group's position as a key player in the real estate market in Silesia's capital, where it has two office projects and three residential projects.Grundmanna Office Park, located in the center of Katowice, is distinguished by modern solutions and numerous amenities. As early as 2022, during the construction phase, BNP Paribas bank signed a pre-lease agreement for over 4.1 thousand sqm. The building offers over 20.8 thousand sqm GLA and over 400 parking spaces. On the II, IV, V and VI floors there are terraces available to users, and on the ground floor there are retail and service outlets planned, including restaurants, cafes, laundry, hairdresser and flower shop, which increases the comfort of daily operation of tenants. Additionally, the investment offers bicycle parking, electric vehicle charging stations and green areas with patio and boules court.Tenants will have access to external relaxation zones over the Rawa river, equipped with small architecture and green terraces. Technological solutions, including a dedicated application, will enable remote office management, parking spaces and virtual reception operation.The office building design, created by architects from Cavatina Group, is in line with the philosophy of sustainable development, meeting BREEAM certificate requirements, which facilitates tenants in achieving ESG goals. They rented half of the skyscraper in downtown Warsaw and financed its completion by providing a loan
Ghelamco obtained a construction-investment loan worth over 350 million euros, which will enable the completion of the modern skyscraper The Bridge in downtown Warsaw. The loan was granted by Santander Bank Polska, which simultaneously rented approximately 24,500 m² of office space, which is almost half of the building. This is the largest rental transaction on the Polish office market since 2022.Santander Bank Polska granted a loan to cover construction costs of 181 million euros, a loan to finance VAT of 35 million zlotys and an investment loan of almost 185 million euros. The Bridge, located on Warsaw's Wola, will be one of Ghelamco's most technologically advanced and ecologically sustainable projects. On 40 floors it will offer 52,000 m² of space, combining a modern skyscraper with the historic building of the former Bellona Publishing House.The architectural design was prepared by the Dutch UNStudio and Polish-Belgian PROJEKT architecture studio. Construction completion is planned for the first quarter of 2025.
New tenant in Szczecin's Hanza Tower is a well-known fitness club network
A new Well Fitness network club was opened in Hanza Tower in Szczecin, which occupies an area of over 2,100 m² and is available 24 hours a day, seven days a week. Well Fitness offers unlimited group classes, free body composition analysis and consultations with trainers. The network already has nearly 70 clubs in more than 30 cities, including Warsaw, Wrocław, Poznań, Łódź, Gdańsk and Katowice. On the occasion of the opening, a pre-sale of memberships and numerous attractions for club members were organized, such as competitions, free fitness center offers testing and group classes with trainers.Hanza Tower, a 104-meter high-rise located on aleja Wyzwolenia, is an investment by J.W. Construction, which combines apartments, offices, conference spaces and a commercial and service area. Currently, work is underway to launch a coworking space under the International Workplace Group brand, with its opening planned for Q1 2025. The coworking is designed to meet the needs of both large companies, startups and young entrepreneurs.Hanza Tower also offers various services, such as Shivago Thai Bali Spa massage salon, physical therapy and rehabilitation offices, as well as medical offices including Your Clinic and Paracelsus, and Royal Hanza Beauty Studio.
BNP Paribas Bank Polska Extends Lease in Avatar Building in Krakow
Cromwell Property Group, an international real estate investor and fund manager, renewed its lease agreement with BNP Paribas Bank Polska for 6,891 sqm of office space in the Avatar building at Armii Krajowej 28 in Krakow. The bank will occupy four floors, including the ground floor, which houses a branch.Avatar is a modern, seven-story Class A office building offering 11,000 sqm of space. The building stands out with its green glass facade and provides access to roof terraces, parking, and electric vehicle charging stations. Its convenient location enables easy access by car and public transport to other parts of Krakow.The signed agreement is part of Cromwell's broader strategy. In May, the company signed an agreement with Stoneweg regarding the sale of its European fund management platform and related assets worth 3.8 billion euros for 280 million euros. The transaction is expected to be finalized after obtaining necessary regulatory approvals, creating a new European real estate management platform worth nearly 8 billion euros.Cromwell Property Group, acting on behalf of Cromwell European Real Estate Investment Trust, strengthens its position in the real estate market by implementing key lease agreements, such as the one with BNP Paribas in Krakow.
Warsaw will gain a unique event space
Warsaw will soon gain a unique event space on the 46th floor of Varso Tower, the tallest tower in the European Union. Varso 46, located at a height of 200 meters, will offer spectacular views of the capital's panorama, including the Palace of Culture and Science. This modern hall with an area of 571 m², belonging to HB Reavis, provides flexible arrangement options, making it ideal for organizing business events, conferences, galas or exclusive lifestyle events. The space can accommodate up to 200 guests, and its asset is a mezzanine with an area of 296 m², which additionally enriches the arrangement options. Through 16-meter panoramic windows, event participants will be able to enjoy a stunning view of Warsaw from an unprecedented perspective. Varso 46 offers unlimited possibilities for implementing any, even the most demanding event project, regardless of the scale of the event or its nature. Mennica Polska, through its subsidiary, concluded an agreement with the syndicate of the Mennica Legacy Tower project to withdraw the request for bankruptcy of the company managing this prestigious office building. Mennica Polska owns 50% stake in Mennica Towers GGHMT, responsible for the implementation of the building, and for over two years has sought to take full control of the investment. This process was blocked by corporate disputes between Cezary Jarząbek and the Radziwiłł family concerning the division of proceeds from the sale.
Vanderlande opened a new office in Lodz

The Lodz office is Vanderlande's only headquarters in Poland, and its employees manage operations in other Central and Eastern European countries. The company employs approximately 40 people in Poland and is considering further team development in Lodz as part of long-term plans to strengthen its position in the EMEA region.
Kampus Forest is fully commercialized
HB Reavis signed 7-year lease agreements with companies belonging to the Transition Technologies group for office space in the Warsaw campus Forest. HB Reavis, managing commercial real estate, concluded new contracts under which Transition Technologies companies will rent almost 1 thousand square meters of office space. New tenants will move into offices located on the first and third floors of the Forest complex in December of this year.Additionally, among new tenants in the retail sector on the ground floor there will be the OMODA and JAECOO car salon and the Salad Story restaurant. Transition Technologies Group, operating since 1991, is a Polish company specializing in providing technologically advanced solutions for industries such as energy, gas, Industry 4.0, bioinformatics, IT outsourcing and software production for global corporations. The group consists of 8 specialized companies, has 27 offices on three continents and employs over 2 thousand employees.Among Forest's office tenants are also companies such as: Bank Pekao S.A., Leroy Merlin, Servier, Nielsen Media Services, Infor, PUMA, AmeriGas, Sweco, Husqvarna, Vorwerk.
Saski Crescent office building with a new tenant
The new tenant of the Saski Crescent office building, which will rent over 2,000 sqm of modernized space, is GN Poland, which is part of the Danish GN Group. GN specializes in intelligent audio, video, gaming solutions and hearing systems. The company will occupy space in the boutique Saski Crescent office building in Warsaw, located at the intersection of Marszałkowska and Królewska Streets. GN Poland is planning to move to the new location by the end of this year.The GN Group, to which the company belongs, offers innovative products in the field of sound, video, hearing and games, and its portfolio includes brands such as Jabra, SteelSeries, ReSound and Beltone. GN's activities are focused on supporting people with hearing problems, providing advanced communication solutions for business and creating high-quality gaming and audiovisual products.Saski Crescent recently underwent comprehensive modernization, known as retrofit. The building got a new look and additional amenities, including a gym, places for cyclists and charging stations for electric vehicles. With the environment in mind, advanced management systems have been installed, such as energy-efficient lighting and low-consumption water fixtures. Furthermore, approximately 50% of the materials used for modernization came from recycling.Saski Crescent obtained WELL pre-certification, which confirms a high standard in terms of health and well-being of users and minimal impact on the environment. The building also has a WiredScore Platinum certificate and is applying for BREEAM certification, which confirms sustainable development.
