HedgeServ at O3 Business Campus
O3 Business Campus in Krakow has a new tenant. A global fund manager with offices abroad, HedgeServ, is counting on business success, so they decided to locate just on Opolska Street. A good location and the need to find a convenient place for the development of qualified staff prompted the company to make such a decision. Experts from the Tenant Representation Department at Knight Frank represented HedgeServ during the negotiations. The choice of this complex proves that the office building not only attracts Polish investments, but also foreign ones.
Amway with new office
The offices of Krakow's High5ive have recently been partially leased by the growing direct selling company Amway, their new branch will operate in an office space of over 4,400 square meters. The office buildings will also house other companies such as ABB, PwC, Business Link, Ocado Technology and Symphony. All the buildings in the High5ive complex offer about 70,000 square meters of leasable space. Construction of the fourth building has recently begun. Skanska S.A. is the developer of the project, and NS Moon Studio is responsible for the architectural design. Commercialization of the office buildings, for which Skanska Property Poland is responsible, will begin soon.
Battle of Warsaw Business Center certified
Warsaw's Bitwy Warszawskiej Business Center office complex recently received BREEAM certification at the Very Good level in the ''Asset'' and ''Management'' categories. The investment promotes green activities while providing all technical solutions. The offices offer 20,000 square meters of floor space, of which 19,000 square meters will be dedicated to office space. The 15-year-old building, despite its age, allows for flexible and modern interior design according to the needs of tenants.
New skyscraper on the map of Warsaw
The 310-meter Varso skyscraper under construction will be completed in 2020. HB Reavis, the development's general contractor, has plans to connect the complex directly to the Central Station and build charging stations for electric vehicles, which are becoming increasingly popular. The building itself is expected to offer 144,500 square meters of leasable space, and the lower floors will offer restaurants, stores, cafes and other retail and service establishments. The success of the office building is evidenced by the fact that it has been awarded a BREEAM certificate of ''Outstanding,'' and the tallest of the complex's three buildings has been especially recognized for its location and the developers' designs in consideration of cyclists. In addition, it has received WELL Core & Shell pre-certification. Once completed, the development is expected to attract many tourists, as a panoramic elevator and observation deck on the office building's roof will be provided.
Successive commercialization of WTT
The Warsaw Trade Tower skyscraper is a pioneering project from 1999, certified by BREEAM In-Use. French construction hypermarket chain Leroy Merlin recently moved in, making the building 92.76 percent commercialized. As a new resident, they will occupy 831 square meters of office space and the building will complement their headquarters in Warsaw's Praga district. Colliers International, a consulting firm, participated in the talks between the building's owner and the tenant. Leroy Merlin employees will move into the office in July 2018. The building was upgraded in 2015-2016, earning it a Very Good rating. Formerly, Nike Poland had its premises in the building.
An icon of luxury in rebuilding Lodz
The Sterlinga Business Center building has received BREEAM In-Use certification in the ''Asset'' and ''Management'' categories. It was the first office building in Lodz to be awarded for its extremely high environmental standards. It stands out for its energy efficiency and convenient location, and in addition, tenants have the option of contacting the building's 24-hour staff. The nine-story building offers 13,400 square meters of office space and has two underground floors, serving as a parking garage with a total of 180 parking spaces. The office space is finished to open-space standard with suspended and lighted ceilings. The building's owner, GTC, has placed emphasis on the availability of natural light, hence the use of floor-to-ceiling windows.
Alchemia complex expansion
The Alchemia office complex project in Gdansk is being developed in three phases by the Torus Company. The first was completed and commissioned in December 2013 and offers 16,700 square meters of office space. It has housed companies such as Gdańskie Wydawnictwo Oświatowe, Kemira, Dynatrace, Cognizant, Regus, MOL, Manpower and Progres Group. Meanwhile, the second phase of the project has 21,000 square meters of space, and its tenants include State Street Bank, Alexander Mann Solutions and Wipro IT Services. The third phase of the project, Alchemia III, offers the highest standard Class A offices, with a total leasable area of up to 36 thousand square meters. The architect of the project is APA Wojciechowski studio. The office building, like its predecessors, is named after the chemical element Argon. Alchemia implements health-promoting projects, cares about leisure and is an icon of modernity in the domestic office market.
New place for Warsaw entrepreneurs
Bohema is located at 20 Szwedzka Street in the Praga Północ district. The building will serve mainly office and residential functions, but space for retail and service establishments is also envisaged. The 19th-century factory will undergo revitalization and several new buildings will be constructed there. Okam Capital's investment will be located near the future Szwedzka Metro station and Strzelecka Street. Unibep S.A. is the developer. Arie Koren, CEO of Okam, announced that the company has already managed to sell almost two-thirds of the apartments from the first stage of the project. With the opening of the complex, he wants the neighborhood to come alive and attract people from all over the city.
Lodz office revival
Brama Miasta is a complex of office buildings in Lodz, located on Kilińskiego Street in the downtown district. The buildings will have 16 floors above ground and one underground. The total office space will be 40,000 square meters. The project was developed by the Medusa Group architectural office, while Skanska Property Poland became the general contractor. The project includes the construction of two high-rise buildings and will be carried out in two phases. In the vicinity (a distance of 100 meters) is the Main Library and Phonotheque of the G. and K. Bacewicz Academy of Music. Bacewicz. In addition, the facility is well located and many streetcar stops can be found next door. Skanska, as one of the first developers in Poland, has initiated investments in industrial Lodz. The ever-increasing value of the city, which is experiencing a historic renaissance, means that Lodz can play a big role in the largest trade show EXPO 2022. The City Gate will be an attractive complex for both business and residents. Fujitsu, Xerox, Accenture, Cybercom, Whirlpool and Infosys will have their centers here. Construction of the entire facility will be completed in July 2020.
Imperial Business Center an icon of luxury
Krakow's Imperial Business Center building is located at Wadowicka and Rzemieślnicza streets. Its unusual glass facade gives the impression of lightness and transparency. As the second building in Poland, just after the Lotos headquarters in Gdansk, it has the possibility of light illumination of its glass elements. Construction of the edifice began in late 2016 and is expected to be completed in July 2018. Other office buildings will be located nearby.
