AMS Poland new tenant of The Park Krakow
AMS, a company specializing in recruitment process outsourcing and talent management services, will relocate its headquarters to The Park Krakow complex, which is managed by Cain International and White Star Real Estate.As part of the new location, AMS will occupy the entire fourth floor with an area of over 3,000 sqm as well as over 900 sqm on the fifth floor of the B2 building.The Park Krakow is being developed in the Podgorze district, on the border of the Zabacie business district. The construction of Building B2 has recently been completed, and work is currently underway on the construction of Buildings B3 and B4. Skyliner II - construction of a new high-rise in Warsaw has begun
At Daszyńskiego Roundabout, construction of a new office building, Skyliner II, has begun, whose planned height will be 130 meters. The investor of the project is Karimpol Polska, and Warbud is the company responsible for construction.Over 34 months, a modern office building with an area of 24,000 square meters will be built, maintained in the technical standard of Class A. Each of the office floors will have an area of approximately 1,291 sqm. This project is a continuation of the earlier investment, the 200-meter Skyliner, a high-rise with an area of over 43,000 sqm, which was completed and handed over for use in January 2021.In the second phase of the project, a 28-story tower with a total area of 24,000 sqm will be built, of which 23,000 sqm will be intended for offices and the remaining 1,000 sqm for retail and service outlets. The architectural design of the high-rise was created by APA Wojciechowski Architekci studio, harmoniously combining it with the first phase of the investment. Both buildings will have a shared podium with a total area of 4,500 sqm, intended for retail and service activities.The new Skyliner II office building will be enriched with a fully glazed entrance foyer, with a two-story lobby with a mezzanine. A characteristic element will be a green terrace at the top, occupying almost 900 sqm, divided into different spaces with individual character, connected by external stairs. The terraces will be serviced by 10 elevators, of which 7 are main elevators, 2 service the garage, and 1 serves as a fire elevator.The underground part of the office building, consisting of five stories, will be used for car parking with 217 spaces and parking spaces for bicycles, of which there will be 100.

Office building near Ronda Daszyńskiego obtained permit for use
In the vicinity of Ronda Daszyńskiego in Warsaw, the office complex implemented by Yareal Polska is growing. The company just obtained a permit for the use of the Lixa E building, which provided the capital's office market with modern space of almost 18,000 square meters.The Lixa office complex is a significant investment by Yareal Polska, which will ultimately consist of five office buildings with a total area of 77,000 square meters. Located in Warsaw's business center, close to Ronda Daszyńskiego on Wola, it is the largest office project in the history of Yareal Polska. The recently obtained permit for use concerns the Lixa E office building, whose area reaches almost 18,000 square meters. This building was erected on the western side of a publicly accessible LIXA City Gardens passage, which integrates the entire complex. The facility was commercialized by over 70 percent. The final stage of the Lixa investment includes the recently completed building E and office building D, whose completion is imminent. In the underground part of the complex, a total of 217 parking spaces are available, equipped with chargers for electric vehicles. For employees using bicycles, bike stands, showers and lockers are provided.Yareal Polska also took care of the surroundings, carrying out renovation of surrounding streets, including a section of Wola's important artery - Kasprzaka street. Also planned is the renovation of the entire Giełdowa street in the spring of this year.The architectural design of the complex is the work of the HRA Architects office. The final stage, i.e. the handing over for use of the last building of the Lixa complex, is planned for the turn of Q1 and Q2 2024.
Warta Tower is undergoing metamorphosis and changing its name to V Tower
The Warta Tower building, located on Chmielna Street in Warsaw, is currently undergoing a modernization process that includes equipping it with the most modern systems and solutions, meeting the highest standards of ecological and technological certification. The office building consists of a tower part and a podium, served by 4 additional separate receptions. Tenants have at their disposal approximately 500 parking spaces.

Baker McKenzie Polska new tenant of Varso Tower
International law firm, Baker McKenzie Polska, joined the group of tenants of the 310-meter tower located in the center of Warsaw. The company's new headquarters will be located on one of the highest office floors in Poland. Baker McKenzie Polska will move its headquarters to Varso Tower. The international law firm rented approximately 4,400 square meters on floors 35 to 37, making them one of the highest office floors in Poland. Baker McKenzie Polska lawyers and tax advisors plan to start work in the new office building at the turn of 2024 and 2025, with a lease agreement for 10 years. Varso Tower is a 310-meter skyscraper designed by renowned office Foster + Partners, offering 70,000 m² of modern office space of the highest technical standard. It is an integral part of the multifunctional complex realized by HB Reavis.
Second phase of Brain Park office complex received a permit for use
Echo Investment completed the Brain Park office complex in Krakow. The complex offers a total of 43,000 m² of modern workspace.In January 2024, a permit for use was issued for the second phase of Brain Park, located in a strategic location in the city, close to two key traffic hubs – Ronda Mogilskiego and Ronda Grzegórzeckiego. Echo Investment acted as the investor, and Baumschlager Eberle Architekci Kraków was responsible for the architectural design.The complex consists of modern office buildings, located on a plot at the intersection of Aleja Pokoju and Ulica Fabryczna in Krakow's Grzegórzki. In the first phase of the investment, two buildings with a total area of 30,000 m² were handed over for use, with the first tenants moving into the new offices in November 2022. Currently, after obtaining a permit for use for the third office building, another 13,000 m² was delivered to the market.The central point of the complex is an open patio, which is a place for rest and eating meals in the fresh air. Additionally, it provides space for table tennis, chess tables, swings and street workout activities. The Bridge - the tallest building currently being built in Poland
Currently, construction is underway on one of the most modern and most ecologically friendly office buildings in Central and Eastern Europe, located in the business center of Warsaw – The Bridge. The facility has already reached a height of 160 meters, making it currently the tallest building in Poland, and also one of the most modern and environmentally friendly office buildings in the region.During the construction of The Bridge, located at the junction of Towarowa, Grzybowska and Plac Europejski, Ghelamco has already completed 40 floors, which translates to the current height of 160 meters of the investment. Currently, work is underway on technical floors, which will add another 14 meters, and at the same time will be slightly set back, giving the skyscraper slenderness. The process of installing the facade is also underway, where the lower floors are distinguished by varied panels with different shapes and transparency, and on some of them characteristic razor blades have appeared.The architecture of The Bridge is characterized by numerous breaks in the building, which gives the building dynamism and makes it look different from each side. The total office space will be 47,000 m², with an additional terrace on the 40th floor for tenants. Additionally, the facility will have approximately 280 parking spaces, including chargers for electric cars, and a special place for e-bikes with charging points. For bicycle enthusiasts, almost 150 spaces are provided along with appropriate infrastructure.The Bridge in Warsaw will be equipped with advanced pro-ecological solutions, including low-emission, energy-efficient and modern technologies that improve health and work comfort. The building will obtain SmartScore and WiredScore certificates at the highest Platinum level, becoming energy-neutral and powered 100% by clean energy. An ultra-energy-efficient and innovative Building Energy Management System will also be used, monitoring and managing the building's energy parameters.
