First office building in wooden technology will be built in Warsaw
The Poleczki Park office complex on Ursynów will expand with a new office building. The new office building in Poleczki Park already has permission to begin construction. As part of this investment, a 16-meter building will be built, offering a total of 9,300 square meters of space for rent on four floors. The investor is UBM Development Polska. The office building, as the first in Warsaw, will be built using wooden technology, using laminated timber, cross-laminated timber panels (CLT) and prefabricated facade elements in a skeletal system.The architectural design of the office building is by Ambient studio.The use of wood instead of reinforced concrete will contribute to a reduction in embedded carbon footprint. Architects will also introduce solutions aimed at reducing energy consumption and lowering carbon footprint in the use phase, such as limiting facade glazing, efficient installation and lighting systems and photovoltaic installation. The building will also be equipped with solutions that save water, increase rainwater retention and support biodiversity.
Abakus Logistics new tenant of Warsaw's Equator II
Abakus Logistics sp. z o.o. is a respected partner in the dynamically developing TSL market. The company specializes in domestic and international road freight transportation – it provides services including professional and comprehensive forwarding and transport services in Poland and abroad. It also provides forwarding and legal advice and assistance in matters related to transport and broadly understood logistics.Abakus Logistics joined the group of tenants of the Equator II office building in Warsaw. The company will soon move to the 9th floor of the office building.In the negotiation process, the tenant was supported by Brookfield Partners.Equator II is the second phase of the Equator Offices investment. It offers 21,300 sqm of office rental space on 14 floors. The building was adapted to the needs of medium and large companies. Its structure allows for free arrangement of space both with division into offices and in the form of "open space". The building uses technological solutions of the highest class, such as a modern building management system, raised floors, fiber optic connections. The building also has warehouse space available, which can serve as additional space for example for archives or a storage room. The location near Zawiszy Square allows for very good communication in all directions of the city.
NATEK Poland New Tenant of Warsaw's Q22
NATEK, a leading CEE market player in IT outsourcing services and specialists, joined the tenants of the Q22 office building in Warsaw. The company moved to the office building in December 2023, occupying an area of over 500 square meters on the 11th floor. NATEK, founded in Brno in 2004, implements projects worldwide and currently has offices in seven locations, covering four Central and Eastern European countries: Bulgaria, Czech Republic, Poland and Slovakia. In the negotiation process, the tenant was supported by Brookfield Partners. Q22 is a modern skyscraper in an excellent location - in the business center of the capital. Tenants have at their disposal 52,000 m2 of office space for rent and 347 underground parking spaces. The area of a typical floor ranges between 900 and 2,000 m2. The office building has 42 above-ground floors and 5 underground. A unique architecture includes a 30-meter glazed hall and office spaces under a glass sloped roof. TIP Trailer Services Poland has joined the list of tenants of the Concept Tower office in Warsaw. The tenant will move to the new office in March 2024, where it will occupy approximately 450 sqm. TIP is a leading, independent vehicle manufacturer supplier of rental services and integrated solutions for the transport and logistics industry. The scope of services covers the entire vehicle lifecycle, from purchase, through maintenance and repairs, to resale. TIP has over 120 branches in 18 countries in Europe and North America, and numerous service partners, thanks to which it has a dense network of branches and workshops. Concept Tower is a modern class A+ office skyscraper located in the Central Business Area, in the vicinity of prestigious skyscrapers and the Warsaw Uprising Museum. It has 15 above-ground floors and over 7,850 m² of office space. The typical floor area is approximately 600 m². It is distinguished by a characteristic glass front wall, the central part of which is tilted from the vertical. Representative architecture and corner location make the building recognizable and excellently exposed. In the negotiation process, Brookfield Partners supported the tenant.

Wisniowy Business Park B Sold
At the end of 2023, the process of selling one of the buildings in the Wisniowy Business Park complex was completed. Building number "B" with a total area of 8,826 sqm was sold. Both the Seller and the Buyer are entities not related to the professional real estate market. The Buyer plans to adapt the acquired property to its own activities. Wisniowy Business Park, consisting of 6 buildings, offers comfortable working conditions for its tenants. Construction begins on new office building in Warsaw. We already know the contractor
We learned the company that will be the general contractor in the construction process of the modern Vena office building on Warsaw's Wola. The investment will deliver approximately 15,400 m² of modern office space available for rent to the capital market.Polish Real Estate Holding announced the beginning of construction of the Vena office building in Warsaw in late 2023. Now we learned the company that was selected as the general contractor for this investment - it is Skanska. Vena, located at Prymasa Tysiąclecia 83 in the Wola district, near the intersection with Kasprzaka Street, will be an intimate, modern class A office building. A 12-floor office building will offer 15,400 m² of workspace, as well as a two-level underground parking lot for 153 cars. Retail and service outlets will appear on the ground floor and first floor.Future Vena office building tenants will have the opportunity to flexibly adapt individual floors to their arrangement needs. The building will also be enriched with an internal plaza with greenery and small architecture elements.The architectural design is the work of Atelier 7 (A7AG) studio, and the estimated investment cost is 200 million zlotys. Skanska has committed to completing the office building construction within 24 months.
Atlas Ward Polska will rent an office at Varso Tower
In the tallest tower in the European Union, Varso Tower, there will be headquarters of the Warsaw office of the Wrocław leader in the field of general contracting. NATEK, a CEE market leader in IT services outsourcing and IT specialists, joined the group of tenants at Infinity office building. The company plans to move its headquarters to this building in May 2024, occupying 700 square meters of space on the 5th floor. NATEK, founded in Brno in 2004, implements projects worldwide and currently has offices in seven locations, covering four Central and Eastern European countries: Bulgaria, Czech Republic, Poland and Slovakia.In the lease negotiation process, the tenant was supported by Brookfield Partners, while Avestus Real Estate was represented by JLL. The lease agreement was signed for a period of seven years.Infinity is a seven-story Class A office building with a total office space of 18,727 square meters. Additionally, it offers 1,561 square meters of retail and service space and a three-level underground garage with 311 parking spaces, including spaces for charging electric vehicles. The building also has 128 bike parking spaces in a closed area, equipped with locker rooms and showers.The investment, realized by Avestus Real Estate in collaboration with business partner Alchemy Properties, meets the highest standards of BREEAM certification at Excellent level and WELL Health-Safety certification, confirming a high level of safety procedures. Infinity office building uses the latest technologies, including the spaceOS tenant management platform, offering touchless solutions. Tilt windows and highest quality air filters ensure safety and comfort for users. Additionally, in the lobby of the Infinity building, a space with living plants has been arranged.
Former Warta Tower Will Undergo Comprehensive Modernization and Rebranding
Intensive work is underway on the revitalization project of the office building at Chmielna 85/87, known as the Former Warta Tower, located in the heart of the Central Business Area in Warsaw. This building, erected in 1998-2000, will undergo changes that will include modern technologies and innovative pro-ecological solutions.
