New Echo Investment project in Wrocław
In the heart of Wrocław's business district, a new Echo Investment project is rising. An 11-story office building being built at Swobodna 60 Street will offer 16,000 sqm of modern office space, planned to be handed over in mid-2025. Construction began in October 2023 at the intersection of Swobodna and Gwiaździsta streets. Work is proceeding smoothly, with diaphragm walls already completed, which form the outlines of future parking garage floors, and the foundation slab of the building has been completed. In parallel, work is underway on further elements of the reinforced concrete underground structure.Swobodna SPOT is a complex of two office buildings with a total area of 42.8 thousand square meters. The second building, offering 26.8 thousand sqm, will be handed over to tenants in Q3 2026. The ground floor will include service space, including a restaurant, cafe and amenities for cyclists, providing ideal conditions for informal meetings. The whole will be set in the context of a green urban strip inspired by a mountain canyon landscape, designed by Kuryłowicz & Associates architectural studio.The Swobodna SPOT building will be implemented in accordance with the latest sustainable construction standards, which is confirmed by BREEAM certification at the Excellent level.

Enel-Med Stays in Wrocław's West Gate
Enel-Med medical center, located in the West Gate office building in Wrocław, is extending its presence for another ten years. Enel-Med, one of the largest players in the Polish medical services market, signed a new lease with the office building owner, Globalworth. This move enables Enel-Med to continue providing high-quality medical services at West Gate for a long period. According to Enel-Med, for thousands of patients using medical services daily, the location at West Gate has special significance. This facility is becoming a key point on Wrocław's medical map. Additionally, Enel-Med operates over 1,600 partner facilities throughout the country, operating within a subscription care system for companies. West Gate is a modern office building with an area of 17,700 square meters, located in the northwestern part of the city. This building enjoys convenient communication with downtown Wrocław. It is characterized by timeless architecture, minimalist form with a graphite, stone facade and large glazed surfaces, ensuring optimal lighting of offices. Curtis Plaza Will Be Demolished
Permission to demolish the Curtis Plaza office building in Warsaw's Mokotów has been officially issued, marking the beginning of the transformation of this area into the capital later called "Mordor". The building, constructed in 1991-1992, was a pioneering facility offering open-space offices in Warsaw. Curtis Plaza is an office building located in Mokotów, with 14,744 square meters of rental space on six above-ground floors. It is located at the intersection of Wołoska and Domaniewska streets, in the heart of the business part of Mokotów Służewiec. This office building played a key role in shaping the post-industrial part of Warsaw, later known as "Mordor". A characteristic element of the building is an impressive atrium, decorated with a huge hanging chandelier. The facility offers both office space of 13,106 sqm (the first open-space offices in the city) and service space of 1,638 sqm. Curtis Plaza has 224 parking spaces, of which 215 are on the surface and 9 are underground. Curtis Development company obtained permission to demolish the office building, although concrete plans for the development of this area are still unknown. According to the spatial development plan, the new development may include low buildings with a maximum of 6 floors, intended for services.
First tower in Poland fully powered by green energy
Warsaw UNIT, one of the most ecological and technologically advanced towers in Europe, became the first in Poland to be fully powered by green energy from photovoltaic farms with a total capacity of over 10 MW. Warsaw UNIT, located in the center of the capital, whose developer and owner is Ghelamco, is making every effort for this building to fully use green energy. Financing in the remote model was provided by ESCOlight, and the executor of the investment is Revolt Energy, which belongs to the Blachotrapez group. Installed photovoltaic farms supply Warsaw UNIT with over 10 MW of clean energy. This step enables reducing CO2 emissions by over 50% in the building's global life cycle and reducing media consumption by as much as 70%. Remote photovoltaic farms, located in strategic locations in the Opole, Pomeranian, Greater Poland and Warmian-Masurian voivodeships, are efficient thanks to optimal conditions for energy production from the sun. Warsaw UNIT, with a height of over 200 meters on 46 floors, offers a workspace of approximately 57,000 square meters. It is currently one of Europe's most ecological towers, confirmed by certificates such as WELL Core v2 at Platinum level and BREEAM with the highest rating - Outstanding. Furthermore, thanks to the modern BEMS system, which includes over 40,000 sensors and 800 meters, the building maintains its energy-efficient and low-emission character. The applied innovative technological solutions result in lower energy consumption of almost 30% compared to comparable tall buildings. Warsaw UNIT is also distinguished by original elements, such as a kinetic facade in the form of a dragon scale waving in the wind or Skyfall Warsaw - a sky, fully glazed viewing terrace with a descending floor. It is more than an office building - it is a modern work of sustainable architecture and innovative technology.
Non-standard tenants in Wroclaw's Silver Forum
The National Research Institute NASK, Liceum Navigo, and the Wesołe Pajączki daycare center are joining the list of tenants of Wroclaw's Silver Forum office building on ul. Strzegomska. Liceum Navigo Wrocław, which will occupy approximately 2,000 sqm in Silver Forum, will open its doors on the fourth floor of the building. The lease agreement was signed for a period of 10 years, and the school will move to the upgraded office building during the summer holiday period to begin the new school year in a modern environment. The school plans to accommodate over 250 students in 16 classes, providing a comfortable place of work and study for approximately 300 people, including teaching staff. The building's owner, United Benefits Holding (UBH), has taken care of special amenities, such as a fitness room, places for rest, joint time and project work. Additionally, young people will have access to a dining hall and attractive workshops. The private Liceum Navigo is inspired by the Finnish education model. In April, the private Wesołe Pajączki daycare will also move to Silver Forum, offering spacious rooms with a total area of 250 sqm. With the comfort of children and staff in mind, the daycare will be located on the ground floor of the building, with a separate entrance from the courtyard. The third tenant, which signed a long-term agreement and has already begun operations, is the National Research Institute NASK, specializing in education and promotion of the information society. On the ground floor of Silver Forum, NASK conducts cyclical training for EZD PUW and EZD RP Partners, sharing knowledge about the use of systems in digitization of public administration. The Silver Forum office building is currently undergoing significant changes, including both functional and technical modernizations, as well as changes in the approach to commercializing available spaces. The completion of these changes, along with new functions and services, will mark a new chapter in the history of the office building. Silver Forum, built in 2007, offers a total of approximately 16,000 sqm of usable space on seven above-ground floors. It also has an underground parking garage with 165 parking spaces, and on the land next to the building there are an additional 133 parking spaces. The building, shaped like the letter U with two glazed sections, offers a cohesive space for large companies, startups or enterprises temporarily located in Wroclaw. The office building is also planned to be subjected to LEED or BREEAM In-Use certification.
Park Rozwoju Gets New Tenants
Park Rozwoju signed lease agreements for 1,400 sqm with new tenants IFDS and GRINEA. Investment Funds Depositary Services S.A., the new tenant of Park Rozwoju, specializes in additional brokerage activities and will move into a new office with an area of about 650 sqm in the first quarter of 2024. GRINEA, choosing its first headquarters in Warsaw, decided on a location near Chopin Airport, considering easy cooperation with Middle East countries. The company, known in the energy industry, provides comprehensive services in the field of investments related to electro-energy construction, offering the implementation of the full cycle of construction and modernization of electrical infrastructure facilities. Flokk, the leading player in the European market for design, development and production of office seating, extended its lease agreement for the 440 sqm it occupies in Park Rozwoju managed by EPP for another 5 years. Since 2019, the company has been operating a showroom there. Park Rozwoju is a modern Class A office complex in Warsaw's Mokotow, consisting of two 7-story buildings with a total area of 34,540 sqm. Designed with the goal of creating a friendly, multifunctional work environment, the complex has BREEAM certification at Excellent level. Tenants Choose The Park Warsaw
The Park Warsaw, a modern office complex consisting of nine buildings, managed by White Star Real Estate, is currently rented at 90 percent. This confirms its significant position in the Warsaw office real estate market. The latest rental agreements enabled cooperation with companies such as RedNet Property Group, which rented 523 sqm in building B1, Puratos (430 sqm in building B5), and Yokogawa (563 sqm in building B5). Additionally, permission was obtained to build buildings B11 and B12. As a result of renegotiating agreements, three tenants strengthened their expansion, selecting additional space. Daikin, present at The Park Warsaw since 2021, renting office space and showroom in building B6, increased its office space, renting a total of 1,562 sqm. Stada, operating in the pharmaceutical market, also expanded its current space to 1,700 sqm. The Dutch truck manufacturer, DAF, associated with The Park Warsaw since 2015, from April 2024 will occupy additional space in building B3, which will effectively give a total of 1,596.33 sqm of rental space.

Consulting firm EY plans to open a new office in Wroclaw, choosing the Quorum office complex as its location. The move is scheduled for May 2024, and the new headquarters will occupy one thousand square meters. EY currently employs over 5,000 specialists in Poland, distributed in cities such as Warsaw, Gdansk, Katowice, Krakow, Lodz, Poznan, Wroclaw, Rzeszow, and in the EY Shared Services Center.The Wroclaw office team of EY specializes in areas such as audit, business consulting, legal, technological and tax consulting.
