KREO, the newest investment by Ghelamco in Krakow, obtained BREEAM certification at the Outstanding level. BREEAM, the oldest and most recognized independent system for assessing buildings and infrastructure projects in the world, is the benchmark standard in the industry. The assessment covers diverse criteria, such as the quality of the building, its impact on the natural environment and comfort for users, and the evaluation process takes place at every stage of project implementation. The certificate for KREO was awarded in accordance with the rules of BREEAM International New Construction 2016.KREO is distinguished by its high energy efficiency. The office building consumes over 31% less energy than the reference building, meeting the requirements of the applicable Technical Conditions, which was confirmed by the Green Building Standard certificate.However, BREEAM Outstanding and Green Building Standard are not the only systems in which Ghelamco certifies its project in Krakow. In April, KREO also received a WELL pre-certificate, which is preliminary confirmation of actions aimed at obtaining the final WELL certificate. Additionally, Ghelamco was the first developer in Central and Eastern Europe to certify its investments in SmartScore and WiredScore systems, assessing intelligent solutions and technological advancement. KREO will also meet the requirements of the "Barrier-free facility" certificate, confirming full adaptation to the needs of people with disabilities. The eight-story KREO building offers easily customizable offices with a total area of over 2,700 sqm. Users have access to an extensive green rooftop terrace, which offers a view of Krakow's panorama and Wawel.Inside the building there is extensive bicycle infrastructure, including parking for over 70 bikes, showers and lockers. Ghelamco's project, the highest among newly constructed buildings in Poland, represents the most technologically advanced office investment being carried out in the capital.The glass facade, with characteristic razor blades that are more or less visible at different heights and from different sides, already covers 18 of 40 floors. High and spacious lobby, reaching 18 meters at its highest point, connects the ultra-modern skyscraper with the historic Bellona building.The project fits perfectly with the atmosphere of Wola, where contemporary architecture harmonizes with industrial heritage. Construction work is simultaneously taking place in the former Bellona building, which will become an integral part of the office complex. The historic hall with colonnade and representative staircase will be exposed and renovated.The floors will feature modern office space, and the ground floor will have service space, with room for a restaurant or cafe. The planned completion date is Q1 2025. The Bridge will be equipped with the most modern technological and pro-ecological solutions, obtaining SmartScore and WiredScore certificates at the highest Platinum level, as well as certifications under the WELL, BREEAM, Green Building Standard and Barrier-Free Building systems in accordance with Ghelamco's ESG strategy.Concerned about energy neutrality, The Bridge will be powered 100% by clean energy, including from photovoltaic farms. The facility will use an ultra-energy-efficient and innovative Building Energy Management System, designed to monitor and manage the building's energy parameters.

It has been operating in the Polish market since 1989, and its office with an area of about 350 square meters has been functioning in the Warsaw office building since 2014. The Hop office building, built in postmodern style from the 1990s, was modernized by Syrena Real Estate and PineBridge Benson Elliot. The architectural design by Anna Łoskiewicz from Łoskiewicz Studio includes six above-ground floors and one underground. The former headquarters of Pekao in Warsaw has changed ownership. Two of four buildings of the Lipowy Office Park complex, previously owned by Futureal, will be transformed into student housing. Lipowy Office Park, built by Hochtief Development in 2009, consists of four category "A" office buildings, offering a total of 40,000 sqm of office rental space. The investment includes a two-level underground garage and surface parking. Futureal, the former owner of the Lipowy Office Park office complex in Warsaw, announced the sale of part of the office space. The place where once stood the headquarters of one of Poland's largest banks - Pekao, will be transformed into student housing. A total of several hundred units are to be put into use. Futureal Group announced the purchase of the Lipowy Office Park complex on Warsaw's Ochota in October 2023. According to its strategy, the company planned to reposition the property in a more modern and sustainable direction, but ultimately the plans changed. Futureal announced entering into cooperation with 1 Asset Management, which committed to transforming the buildings into modern student housing. On approximately 21,000 sqm, over 650 units will be created for student rental.
