Office Building on Mokotow to Undergo Major Changes
A modern Class A office complex located in Mokotow at Wolska Street 22 is preparing for a change. The new owner of the Mokotow Nova complex announces its modernization. Mokotow Nova is a modern complex consisting of four interconnected buildings, offering a total of 43,000 sqm of Class A office space. The office building was completed in 2011 and belongs to RYSY Properties. The company plans to carry out a modernization of the complex that will make it even more attractive for current and future tenants. Some of the changes are planned to be implemented later this year. After modernization, Mokotow Nova will become an innovative and sustainable place, offering a modern and healthy work environment. As part of the modernization, ecological solutions will be introduced aimed at energy savings and stimulating employee creativity and productivity. The investment will include technical improvements such as improved HVAC system and LED lighting, efficiency improvements, water and waste management systems, and care for the quality of the internal environment to ensure user comfort and health. Significant changes will also be introduced in the interiors of the complex, where the space will be renovated. Live plants will be added, and new useful zones will appear, such as cafes and meeting spaces. All changes will be in accordance with BREEAM and WELL certification requirements. The office building renovation will also include external relaxation zones and social spaces for tenants.
American Bechtel Consortium Opened Its Headquarters in Equator IV Office Building
In April of this year, the headquarters of the Polish branch of the American Bechtel Consortium, which will be responsible for building Poland's first nuclear power plant located in Choczewo in Pomerania, was opened. Bechtel Polska's headquarters is located at Aleje Jerozolimskie in the Equator IV office building, which belongs to the CPI Property Group portfolio. The company occupies an entire floor of the building with a total area of 1,600 sqm. The opening took place in April of this year.Equator IV is a modern office building located on the border of the Center and Ochota districts, along Aleje Jerozolimskie, handed over for use in 2018. It has over 24,000 sqm of Class A office space. For tenants, 229 parking spaces are available. The building has an ecological BREEAM certificate at a very good level.In Choczewo, where the construction of Poland's first nuclear power plant is planned, nearly 40 hectares of forest have been felled in recent months. The contractor has already cleared the area for geological work, and further felling of 150 hectares is planned for the fall of this year.
Spyrosoft has new offices in Wrocław
Spyrosoft, a leader in digital transformation, extends its lease in the Wrocław office building Nowy Targ, which is owned by a real estate fund managed by Credit Suisse Asset Management Global Real Estate. Spyrosoft is one of the fastest growing technology companies on the domestic and global market. The company will remain in its current location in the Nowy Targ office building in Wrocław, where it will have 2,750 square meters of office space. The facility is distinguished by green terraces, service outlets and access to a rich gastronomic offer of Wrocław's center. Nowy Targ is a building located in the heart of Lower Silesia's capital, alluding to the name of Nowy Targ Square, next to which it was built and which once served as the main commercial site. This building has a LEED Platinum certificate, which confirms that it was designed and built with care to minimize environmental impact, while maintaining high energy efficiency. Additionally, Nowy Targ was honored with the "Barrier-Free Facility" certificate, meeting high accessibility standards for people with disabilities.
Maersk has new headquarters in Warsaw
The P180 office building in Warsaw was chosen as the headquarters of the Polish branch of Maersk, which is part of the Danish A.P. Moller-Maersk A/S, one of the world's largest container shipping companies and a global leader in logistics. P180, implemented by Skanska, is a symbol of modernity in the capital. The new tenant moved into the office building on ul. Puławska in April. Maersk aims to achieve net zero emissions by 2040 across its operations and supply chains, using new technologies, ships and eco-friendly fuels. The company's climate goals have been approved by SBTi (Science Based Targets Initiative), which sets emission reduction targets based on scientific guidelines to combat the effects of climate change. This case is the first in the shipping industry to implement new SBTi guidelines. P180 office building supports its tenants in achieving sustainable development and greenhouse gas emission reduction goals.
Warsaw Labor Office Will Have a New Headquarters
The Warsaw City Labor Office rented over 3,700 sqm in the Renaissance Plaza office building, located at Kasprzaka Street 18/20 in the Wola district of Warsaw. The new headquarters of the Labor Office will occupy three floors: the ground floor with a dedicated reception area, the first floor, and level -1, where the institution's archive will be located. Currently, finishing work is underway in the building, scheduled to be completed in July of this year. Then the tenant will begin its operations in the new space. Renaissance Plaza is a well-located, modernized six-story office building offering almost 10,000 sqm of attractive office space for rent, and access to 289 parking spaces. Recently, work began on refreshing the facade, including stone cleaning and repainting plaster, as well as changing the color of window frames. Renaissance Plaza is located in the Wola district, at Kasprzaka Street 18/20, just 5 minutes from Daszyńskiego Roundabout (and the metro station II line with the same name), where the new business hub of the capital is located. Near the building there are numerous bus and tram stops, making it easy for users to quickly reach the city center and other districts. Going to get a bun at Bibulka in Lodz
The breakfast restaurant Bułkę przez Bibułkę is preparing to open its first location outside Warsaw. The new restaurant will open in Fuzja in Lodz, occupying 180 square meters in one of the historic buildings located in Ogrody Anny. The opening is planned for the summer period.Behind Bułkę przez Bibułkę are Aleksandra and Jacek Dojnikowscy, who opened their first location on Warsaw's Mokotów in 2012. The chain currently operates with five restaurants in the capital. In the summer, Bułkę przez Bibułkę will also open in Fuzja in Lodz, which is being revitalized by Echo Investment as a historic complex of former textile mills.Fuzja is a multifunctional Echo Investment project, developing on an area of 8 hectares surrounded by historic buildings. This complex will gain new life through various functions, including culture, entertainment, gastronomy, retail services, as well as residential and office space. 22 buildings will be created on the 8 hectares, of which 15 are historic buildings.
Concept Store Opens at Fabryka Norblina
In Fabryka Norblina, a complex owned by Capital Park Group at Zelazna 51/53 in Warsaw, the only PRM fashion brand concept store in Poland appeared. The PRM salon occupies an area of almost 600 square meters. This is a result of the recent acquisition and merger of Sneakerstudio with PRM by Answear.com. The PRM brand, available in 12 markets, is distinguished by a combination of luxury and street fashion. The first PRM Concept Store in Poland invites customers to Fabryka Norblina, where it is located in the Werner Passage on level 0. In May, at level +2 of this complex, the first Answear.com concept store will also open, occupying close to 2,000 square meters. In addition to shopping, customers will have access to an interactive fitting room, shopping concierge, customization point, and will be able to enjoy coffee in the cafe that will open in the salon.
Gdansk office building with new tenants
The Gdansk office building at ul. Podolska 21, which in 2021 was purchased by the British investment fund First Property Group, continues the recommercialization process. In recent months, space has been made available to new clients, including No Fluff Jobs - a recruitment platform that connects the Polish IT community with employers, and Sonniger - a European supplier of industrial heating equipment. A few days ago, the ranks of tenants were also joined by Alfa Forwarding, a renowned operator in the field of road, maritime, air and rail transport, as well as a logistics operator.The building at Podolska 21 offers its tenants a division into rooms with a high level of acoustic insulation, which increases work comfort. Additionally, above-standard technical solutions were introduced, and the building is monitored by a system of measurement points controlling parameters such as temperature, lighting, opening of windows, doors, fire hazard and utilities costs.The facility has 160 parking spaces, both underground and above ground, as well as infrastructure supporting bicycle users. Soon it will also provide conference rooms for rent.
More Companies Occupy Diuna
Two more companies have joined the group of tenants of Warsaw's Diuna. Intrum took nearly 370 sqm in the complex at Taśmowa Street, while Carrier Chłodnictwo took approximately 500 sqm. Additionally, WDX company extended its contract for nearly 500 sqm of space. Intrum is a leader in the debt management industry, offering a full range of services related to overdue receivables and financial solutions related to debt collection. The company has been a member of the Association of Financial Enterprises in Poland since 2015. From Konstruktorska Business Center, Carrier Chłodnictwo company moved to the complex at Taśmowa - a supplier of complete refrigeration systems with high performance and food distribution services. WDX decided to stay longer in the Diuna complex, which has been operating in the building at Taśmowa for over 10 years, occupying space of over 470 sqm. For 30 years, WDX has been supplying technical equipment for internal logistics - warehouse automation, shelving installations, and forklifts. The company provides consulting and advisory services and comprehensively manages projects for planning, equipping, and optimizing customer warehouses. Diuna, formerly known as Marynarska Business Park, underwent a metamorphosis thanks to the actions of Syrena Real Estate and PineBridge Benson Elliot. The office complex in Warsaw's Służewiec has been adapted to current market standards, and the changes made included revitalization of external areas and reconstruction of the entrance lobbies of four buildings. A concrete parking lot of 6,000 sqm was transformed into a publicly accessible park with 50 trees, 96 species of shrubs, a stream, and an educational pavilion. Additionally, new co-working spaces and a conference center with a meeting room and training room were introduced. Diuna also obtained certificates: BREEAM In-Use in the new v6 system at the Excellent level, Well HSR, and WiredScore at the Silver level.
Red Tower office building in Łódź awarded BREEAM certification
The Red Tower office building in Łódź, which has belonged to Warimpex since June 2022, received BREEAM environmental certification. This certificate confirms that the actions taken by Warimpex contributed to meeting high standards of sustainable development in construction. BREEAM assesses the environmental friendliness of newly constructed or existing buildings. The requirements of BREEAM In-Use, which concerns existing buildings, cover ten areas: management, energy and water consumption, waste and pollution reduction, land development and ecology, materials, transport, innovation, and health and comfort of users. Red Tower obtained BREEAM In-Use certification at the Very Good level. During the certification process, ecological solutions were considered, such as the use of LED lighting both inside and outside the building, installation of water-saving fixtures, and the use of water meters with remote reading. Solutions ensuring user comfort were also appreciated, such as appropriate natural lighting, the ability to adjust lighting using internal blinds, optimal internal light intensity, the ability to regulate room temperature, and infrastructure for cyclists, including two bicycle rooms - external and internal, located in the historic vault of the building.
