In Wroclaw's Renoma, a modern bicycle storage facility with an area of approximately 240 sqm, capable of accommodating over 100 bicycles, has been opened. Contemporary buildings should provide cyclists with all necessary amenities, as cycling is the most ecological mode of transport. It not only minimizes greenhouse gas emissions but also significantly improves health, reducing the risk of cardiovascular diseases. Cycling should therefore be the first choice as a means of transport.The bicycle storage facility, opened on May 15 of this year, is one of the largest in Wroclaw. It is located at level -1 and is divided into two modules. Throughout the property, there are nearly 330 bicycle racks. The first module is a storage area with modern racks for over 100 bicycles, including BikeUP lifts and Velopa Up and OutDoor racks for mountain bikes and traditional bicycles. The second module is a professional locker room, fully adapted to user needs. It includes a bicycle repair area, changing rooms, showers, and hair dryers. An additional feature of the bicycle storage is a clothes drying room with hangers and ironing accessories—an unconventional solution for this type of facility. The new space is monitored, and cyclists can access it via elevator or staircase.

UBC II will be modernized

Atenor, the developer responsible for the Lakeside investment in Warsaw, will renovate the neighboring UBC II building, transforming it into a modern, sustainable and environmentally friendly office building. The company, known on the Warsaw office market thanks to the Lakeside project, received permission to rebuild and renovate the UBC II building, located on Mokotów. The modernized building will offer more than 19,000 sqm of office space. A comprehensive renovation will change the building, commissioned in 2000, into a modern office building, thanks to its favorable location on Mokotów, which is well connected to the rest of the city. Nearby are Służew and Wilanowska metro stations, a tram terminal and bus stops. The building is also distinguished by a unique view of the adjacent park and lake, which provides a peaceful atmosphere and the opportunity for quiet relaxation for employees. The project will include a modernization of the entire old building, leaving only its skeleton, carried out in the spirit of ESG. The design phase of the major renovation is currently underway, with circularity as its central idea. The goal is to create a modern structure, distinguished by energy efficiency and the use of new technologies.

The flagship office building of the Karimpol Group, Warsaw's Skyliner, recently acquired a new tenant. Xperi will move to the tower at Daszyńskiego Roundabout. In Skyliner, the company will occupy nearly 3,000 square meters of space. Xperi is a leading American software provider for consumer electronics, modern cars, and platforms for watching films and programs online. In the new office, employees will work creating products of brands such as TiVo, HD Radio, DTS, IMAX Enhanced and Vewd. The group will occupy the fifth and sixth floors of Skyliner, a total of almost 3,000 square meters of space. Xperi will move from its location on Mokotów to this office building on Wola.

Axi Immo has been a tenant of Spektrum Tower for 8 years. The Warsaw office underwent modernization, thanks to which new interiors reflect the company's DNA. Axi Immo is a Polish consulting company in the commercial real estate market, specializing in advice on leasing, selling, managing and valuing real estate. As part of the lease extension, Axi Immo will conduct operations on approximately 500 sqm of office space.

Skanska signed a sales agreement for its Warsaw Studio B project. The buyer is Stena Real Estate AB, an international real estate entity belonging to the Swedish Stena group. The transaction value is EUR 86 million.This is already the third transaction between the two parties in the Central and Eastern European region. The building offers 17,600 sqm of sustainable and innovative space. Office space was fully rented even before the permit for use was obtained. Well-known global brands have opened their headquarters here, such as the Societe Generale Group, C.H. Robinson, Unum Życie and Business Link. Studio is located between two metro stations – Rondo ONZ and Rondo Daszyńskiego – and in the vicinity of numerous retail outlets and service facilities. It is one of the few latest generation projects in this dynamically developing part of Warsaw that maintains a cozy character at the same time.Upon completion, the complex will offer places for recreation, including a publicly accessible plaza with small architecture, rain gardens and retention tanks facilitating water collection. Studio B was built in accordance with the requirements of the most important industry certificates: LEED Platinum, WELL and Barrier-Free Facility. The building is equipped with solutions friendly to employees, such as air conditioning based on quiet cooling beams and adiabatic humidifiers, maintaining air cleanliness and freshness. Additionally, it uses a daylight intensity control system that adjusts the intensity of interior lighting to external conditions. Innovative concrete with a reduced carbon footprint was also used in the investment, whose emissions are on average 46% lower than concrete with a traditional mix.

Adara, as the exclusive distributor of Evonik cosmetic raw materials, decided to move its headquarters to Oxygen Park. The company leased 366 sqm of modern office space located on the 4th floor of Building A in the Warsaw complex. Adara's move to Oxygen Park is planned for September of this year. The lease agreement was signed for a period of 7 years. Oxygen Park is a modern office complex located directly on Aleje Jerozolimskie, in the business part of Warsaw. The project consists of two six-story buildings offering a total of over 18,000 sqm of rental space. The fully glazed facade ensures optimal lighting with natural light, and opening windows allow for fresh air circulation. The layout of each floor was designed with flexible office solutions in mind, adapted to the needs of even the most demanding tenants. The project was also distinguished by the BREEAM certificate at „Very Good” level for environmentally friendly solutions applied. In addition to high-quality office spaces, Oxygen Park also offers a green patio with a relaxation area, cafeteria and retail and service points. The complex also has 162 underground parking spaces, bicycle racks and showers, providing comprehensive infrastructure for tenants.

The Form office building has reached its intended height, and a symbolic topping-out ceremony was held on the last, ninth floor of the building. The planned handover of the building for use is scheduled for later this year.The building with a total area of 30.8 thousand sqm is being built at the intersection of Miedziana and Pańska streets, in the business part of Warsaw's Wola district. The ground floor is intended for 2.6 thousand sqm of retail and service outlets, while the remaining space is intended for office purposes.The office building received WELL and LEED certificates at the Platinum level during the project implementation, as well as WiredScore, SmartScore, ActiveScore and AirScore D&O, also at the Platinum level. Additionally, the project provides for compliance with the requirements of the Barrier-Free Facility certificate.The planned date for the handover of The Form for use is the fourth quarter of 2024. Potential tenants will have access to an underground garage with 254 parking spaces, 210 bicycle stands and charging stations for electric cars and bicycles.Lincoln Property Company Poland is the investor of the project, Porr is the general contractor, and JLL serves as the exclusive agent responsible for commercialization.

Eurocash Group signed another office space rental agreement in the Diuna office complex in Warsaw's Służewiec. The agreement covers nearly 4,600 sqm of space in building A. Eurocash has had its headquarters in the office complex in Warsaw's Służewiec since 2016. The company is a leading wholesale distributor of FMCG products, as well as an organizer of franchises and partnership systems, being a business and technology partner for local stores in Poland. Under the brands belonging to Eurocash, nearly 16,000 franchised and partner stores operate, including such well-known ones as Delikatesy Centrum, Inmedio, and frisco.pl. Diuna, formerly known as Marynarska Business Park, underwent a significant metamorphosis thanks to the actions of Syrena Real Estate and PineBridge Benson Elliot. The office complex in Warsaw's Służewiec has been adapted to current market standards, introducing new co-working spaces and a conference center with a meeting room and training room. Changes also include revitalization of external areas and reconstruction of the entrance lobbies of four buildings. The concrete parking lot of 6,000 sqm was transformed into a publicly accessible park with 50 trees, 96 species of shrubs, a stream, and an educational pavilion.

With 25 plants and employing 7,300 employees, the company recently signed a lease agreement for offices in Varso Tower. The Polish-Ukrainian headquarters of the Saint-Gobain Group will be located on the 28th floor of this tower, located at 69 Chmielna Street in the heart of Warsaw. The office space for company employees will be almost 1,400 square meters. The move is planned for the fall of this year, and the lease agreement was signed for a period of 10 years. Varso Tower, which is part of the HB Reavis complex, is a over 300-meter giant offering offices, a hotel, innovation center, restaurants, cafés, fitness club and clinic with a total area of 70,000 square meters. The commercialization level of the complex is already 85%. Among the tenants of Varso Place are renowned companies such as: law firms CMS, Baker McKenzie and Greenberg Traurig. The architectural design of Varso Tower, the tallest tower in the European Union, is the responsibility of the prestigious Foster + Partners firm. The tenant was represented during the process by Brookfield Partners.
